Lease or Rent: All you need to know

    what if lessor accepts rent after filing of suit, i mean during pendency of suit, does he still waive his right?
    as per my knowledge if suit for termination is filed and after that rent is accepted it does not constitute waiver....

      No. The Lessor has, in that situation already filed an ejectment suit. He has not waived any right intentionally, as is the requirement. Acceptance of rent during the pendency of the suit will therefore not constitute waiver.
